Initial Inspection

When you feel the time is right to sell your home, contact us. We will be delighted to visit your property for an informal meeting to discuss your proposed sale. This meeting will provide us with information like the time frame, sales method, and this inspection will give us an insight of other properties that have sold and are on the market to prepare our Appraisal Report. This service is free of charge and without obligation.

Further Advice

If improvements could be undertaken to enhance presentation to help us achieve the best possible price for you we will discuss this with you and make suitable recommendations. Please advise your Sales Consultant if you have Consents, Code of Compliance or any other documents that could be useful to assist in the sale of your home. If you think your property can be subdivided your Sales Consultant will research this.

Timing

We advise our sellers that the property market is no longer as seasonal as it used to be, people move for many reasons throughout the year. The best time to sell is when you are ready. Gardens and countryside look best in the spring and summer months but there will be more competition at this time from other properties on the market. Some properties however, are best marketed in a particular season.

Appraisal

An appraisal is prepared by a reputable and experienced Sales Consultant and is used as a guide to pricing a property for sale. An appraisal is simply an estimate or an opinion of a property’s current market worth, considering what the market is responding to and other factors. This is usually offered as a free service by real estate agencies. Market prices can vary and change over time so it is necessary to compare the property with similar properties in the same location that have sold in the previous 3 to 6 months. Obviously no two properties are identical so an appraisal is only subjective and an opinion based on data available at the time.

A Registered Valuation is different in that it determines the actual value of a property from an independent and unbiased point of view, and can be relied upon from a legal perspective or bank purposes. A written report is prepared and a fee is charged for this service. Registered Valuations are ordered when a definitive value is required for a specific purpose – examples are: a property settlement; dispute resolution; financing a property purchase (or refinancing); deceased estate settlements etc. A valuer will take many factors into consideration when working out the value of a property, including type, physical location, replacement, size, building structure and condition, access, planning restrictions, zoning, and caveats or encumbrances. Unlike the real estate appraisal, they do not take factors such as style or street appeal into account.
